Walworth Planning Board advances Tummonds Road site plan, tables other applications

The Walworth Planning Board approved a site plan for a proposed single-family home on Tummonds Road on Monday, while other subdivision and development applications were delayed pending county review, environmental coordination, or additional information from applicants.

The May 11 meeting included four applications, though only one received final action. The board reviewed proposals involving Tummonds Road, Swadling Road, Mildahn Road, and the Windward Lake Homes project at 1 Country Club Drive.

Tummonds Road site plan approved

Glenn and Ann Mattison appeared before the board seeking site plan approval for property at 5215 Tummonds Road, where they said they hope to build a three-bedroom single-family home. The property is zoned RR1 Rural Residential 1.

Board members said MRB Group had requested a full map showing both the existing home and the proposed new home on the property. The applicants provided a broader property map during the meeting, which the board said appeared to address the concern, though it still needed to be submitted formally to the town.

No members of the public spoke during the hearing. The board then approved the resolution and SEQR determination for the site plan.

Swadling Road subdivision sent to county review

The board also reviewed an application from Kyle Navratil for a proposed four-lot subdivision at 5335 Swadling Road, also in an RR1 Rural Residential district.

A representative told the board the subdivision is intended to split the property among family members. The plan includes one lot with an existing house, another with an outbuilding or barn-type structure, a possible future building lot, and a remaining parcel for another family member.

Board members said the application must be referred to Wayne County before the town can act. The board tabled the application and adjourned the public hearing until next month.

Mildahn Road subdivision faces longer review

Double R Custom Homes returned to the board with a proposal for a subdivision and site plan on a vacant lot on Mildahn Road. The property is zoned residential.

Engineer Don Lewis said the property had previously been before the board in different forms, including earlier plans that were complicated by sanitary sewer questions. The current proposal involves five lots and a new sewer arrangement coordinated with the Wayne County Water and Sewer Authority.

Lewis said each house would have its own pump system, connecting into a force main header that would be brought across the road. He said the system could also create future sewer connection opportunities for neighboring properties, including a daycare center, if allowed.

The board designated itself as lead agency for environmental review, but officials said the project will require coordinated review under SEQR. Because that process takes 30 days, the board was told it likely cannot complete SEQR review until July.

No one spoke during the public comment period.

Windward Lake Homes remains tabled

The Windward Lake Homes application for a subdivision and site plan at 1 Country Club Drive remained tabled at the applicant’s request. The property is zoned planned development.

Board officials said the town is still waiting for the applicant to respond to deficiency letters. Until those issues are addressed, the public hearing and board consideration will not resume.

The board took no action on the Windward Lake Homes proposal Monday.
