New York lawmakers push rent reforms in final session days

With time running out in Albany, New York lawmakers are backing major housing reforms aimed at rent relief and expanded tenant protections. The proposed changes target rent stabilization and support for seniors and disabled residents.


The REST Act would allow local governments to declare housing emergencies without outdated vacancy studies, expanding rent stabilization beyond pre-1974 buildings. Additional bills would boost income eligibility and tax relief for aging or disabled New Yorkers struggling with rising rents.

The proposals, supported by lawmakers and advocacy groups, seek to modernize outdated laws. Critics warn rent controls could slow new construction, but supporters argue the reforms are essential to prevent displacement and keep housing affordable.
