The Penn Yan Planning Board will meet Tuesday, Sept. 2 at 7 p.m. at Village Hall to review two site plan applications, including a large-scale downtown redevelopment and a new industrial facility on Benham Street.
The board will first consider a proposal for 119 Benham Street, where the applicant seeks to construct a warehouse facility for manufacturing ice and selling animal feed. According to the Design Review Committee’s Aug. 21 report, several technical requirements will need to be addressed. These include code compliance, parking details, exterior lighting, signage, setbacks, and landscaping. Utility departments have also requested specifications for sewer and water connections, electrical service plans, and pre-construction coordination.
The second application on the agenda involves a major redevelopment of the historic Struble’s Arcade building at 148 Main Street. Project architect Christopher M. Brandt of Bero Architecture, PLLC submitted a detailed site plan calling for the demolition of a rear wing, the construction of a new two-story stair tower, and the rehabilitation of the existing structure into 15–16 residential units with ground-floor retail space. The building’s utilities will be fully upgraded, and new landscaping, fencing, and a trash enclosure are proposed.
The project is part of a Historic Tax Credit Rehabilitation effort and is currently under review by the New York State Historic Preservation Office and the National Park Service. Pending approvals, demolition is planned for later this year, with construction starting in spring 2026 and anticipated completion in early 2027.
Both applications are subject to board review and no final decisions have yet been made.
The next meeting of the Planning Board is scheduled for Monday, Oct. 6.
