Victor Planning Board reviews housing proposals, short-term rental, and pole barn construction

The Victor Planning Board reviewed multiple development proposals during its February 11 meeting, addressing residential subdivisions, a short-term rental renewal, and a private property improvement project.

Three-lot subdivision proposal moves forward amid wetlands concerns

The board acknowledged a completed sketch plan application for the Aldridge Road subdivision, a proposal to develop three single-family homes on a 10.29-acre parcel. The project, presented by McMahon LaRue Associates, originally included five duplexes but was revised to align with a previous site plan.

The discussion focused on wetlands regulations that went into effect on January 1, 2025. Under the new rules, the New York State Department of Environmental Conservation (DEC) must determine whether any part of the property contains jurisdictional wetlands. If applicable, a full wetland delineation would be required, potentially altering the project’s layout.

The board advised the developer to submit the property for DEC evaluation as soon as possible to avoid delays. While the sketch plan was approved as complete, board members noted that this does not guarantee final approval.

“There are going to be some hurdles ahead,” said a town engineer. “The DEC review could impact the design, so it’s best to get that process started now.”

Short-term rental gets 3-year renewal

The board also granted a three-year extension for a short-term rental at 6562 Break-A-Day Road. The rental, a three-bedroom, 1,600-square-foot home, had previously been approved for a one-year term.

Board members reviewed feedback on the rental’s operation, noting that no complaints had been received from neighbors and that the property had positive reviews from guests. The rental’s property manager, who resides on-site, will continue overseeing its operations.


One condition of approval requires an annual fire inspection, ensuring the property meets safety standards. The board also stated that if a formal complaint is filed and not resolved within 10 days, the permit could be rescinded.

Pole barn construction approved

A site plan application for a 2,200-square-foot pole barn at 250 Blazey Road was also approved. Property owner James Mason intends to use the structure for personal storage and additional garage space.

The board confirmed that the structure would be equipped with electricity but no plumbing. They requested that any exterior lighting be downward-facing to comply with dark-sky standards. No concerns were raised by neighboring property owners, and one resident submitted a letter in favor of the project.

Upcoming planning board agenda

The board previewed several projects scheduled for discussion at its next meeting on February 25, including:

  • Elliot Pole Barn – A request to build a 60-by-40-foot pole barn on a 4.27-acre parcel.
  • Four Winds Chimney Site Plan Modification – A proposal to add overhead doors and additional parking at an existing building.
  • LSI Loop Driveway and Lot Adjustment – A plan to connect two driveways on a commercial property and consolidate adjacent parcels.
  • Nickloff Subdivision – A project to develop eight lots on 42.4 acres along Blazey Road.
  • Bluestone Trail Townhomes – A proposal for 59 townhomes on an 18.5-acre site.

Some items originally listed for the February 11 meeting, including the Element by Westin hotel project and the Nickloff Subdivision, were rescheduled for later discussion.
