The Victor Zoning Board of Appeals approved a package of signage variances Monday for the planned Bass Pro Shops at Eastview Mall, clearing another local review hurdle for the redevelopment of the former Lord & Taylor space.
The board also approved a residential shed variance on Rabbit Ear Pass, while another shed request on Strong Road was continued to June 1 so the applicant can provide more documentation.
Bass Pro’s signage request took up most of the meeting, with representatives returning after revising earlier plans. The updated proposal removed one sign near the Home Depot exit, adjusted the location of other signs, added sight-distance reviews, and clarified which signs still required ZBA approval.
Board members approved variances tied to branded signs, overall sign square footage, typeface limits and one wayfinding sign located on a separate parcel within the Eastview Mall property.
Much of the board’s discussion centered on the size and visibility of the proposed signage for the roughly 92,000-square-foot former Lord & Taylor building, which has been vacant for more than five years. Board members repeatedly cited the store’s role as a major mall anchor, its distance from Route 96 and the broader importance of filling the vacant space.
The board also included conditions requiring certain Bass Pro-related brand signs to be removed or return for additional review if those brands are ever sold or no longer controlled by Bass Pro Shops.
A separate variance was approved for Keith and Stan Maynard of 972 Rabbit Ear Pass, who requested permission to place a 10-by-20-foot shed five feet from the side-rear property line, where 15 feet is required. The board found the lot’s shape, existing raised garden bed, septic system and topography made the proposed location the least disruptive option.
The board did not act on James Draveck’s request at 1020 Strong Road to place a shed forward of the front line of the home. Board members said they wanted more precise information, including the exact shed size, an instrument survey, wetland boundaries, septic and geothermal system locations, setbacks and information about whether the shed could be delivered or assembled in another location without needing a variance.
The Fairways Townhomes signage request for 652 Championship Drive was tabled until June 1. The Centola application for 0 Baker Road also remained tabled pending a DEC determination involving wetlands.
