A new midyear report from U-Haul shows a major shift in moving trends. Large American cities are experiencing strong growth again. This reverses a post-pandemic pattern of migration to smaller towns. The data answers a key question: Where are new neighbors coming from?
The Great Return to Metro Areas
The 2025 U-Haul Midyear Migration Trends report analyzed millions of moves. It tracked one-way truck, trailer, and U-Box rentals from January to July. The findings show a robust inflow of people to the nation’s 35 largest metros. This marks a significant change from recent years. Remote work previously fueled an exodus from dense urban centers. Now, big cities and their suburbs are welcoming new residents.
Sun Belt Cities Continue to Dominate
Sun Belt destinations remain incredibly popular for movers in 2025. These cities attract new residents from across the country.
Austin’s Magnetic Pull
Austin continues its impressive growth. The city attracts many new residents from California and Florida. It also sees significant in-state migration from Houston and Dallas. Denver and Phoenix also send many movers to the Texas capital.
Atlanta Draws from the Southeast
Atlanta is a major hub for regional migration. The top origin state for new arrivals is Florida. North Carolina, Alabama, and Tennessee also contribute large numbers of new residents. Within Georgia, people are moving from Athens and Savannah to the metro area.
Phoenix Heats Up with West Coast Movers
Phoenix remains a top destination for those leaving California. Data shows Los Angeles is the primary origin metro for Phoenix-bound movers. People also arrive from Las Vegas, Denver, and Salt Lake City.
Dynamics on the East Coast and in the Midwest
The growth trend is not limited to the south and west. Major cities in other regions are also seeing a strong influx of new people.
New York City Attracts Regional Movers
New York City is drawing heavily from its neighbors. The top origin states are Pennsylvania, New Jersey, and Massachusetts. Movers from major hubs like Philadelphia, Washington, D.C., and Boston lead the migration.
Chicago Grows from Neighboring States
Chicago sees strong inbound moves from its Midwest neighbors. Indiana, Michigan, and Wisconsin are the top origin states. Many people also move from Milwaukee and Indianapolis to the Windy City.
What This Trend Means
This return to major metropolitan areas signals a shift in American life. It may reflect changes in company work-from-home policies. It also suggests confidence in the economic opportunities of big cities. As these metros grow, demand for housing and services will likely increase. U-Haul plans to release its full end-of-year growth report in early 2026. As Matt Graber, co-owner of Cool Hand Movers, notes: “Migration patterns into cities like New York and Chicago show that people still value the opportunities and energy of major metropolitan areas, even as work habits evolve.”
