Sunil Wadhwani’s hospitality entrepreneurship began in 2000, when he secured a partnership with La Quinta Inn & Suites that would become the launching pad for his hospitality success. After experiencing some market misfortune in real estate previously, Wadhwani now was the proud owner of a 65-room franchise inn in Pharr, Texas. With 11 years as a business owner under his belt, and the determination instilled in him by his family, Wadhwani was quick to expand.

In the past twenty years of business, Sunil Wadhwani has grown his hospitality operation to include a portfolio of nearly 1,000 rooms across five rental buildings, three townhouses, and a number of other properties. This success led to a rather significant achievement in 2020, when Wadhwani and Marriott entered into a partnership to develop and open the TownePlace Suites San Antonio Northwest at The RIM. This brand new, 109-suite extended-stay hotel is a shining testament to the trust, professionalism, and excellence that Wadhwani puts into his hospitality business.

Wadhwani takes a hands-on approach to managing his properties and business. From finances to day-to-day operations, he oversees everything to ensure that his tight quality standards are maintained, but empowers his general managers to make decisions and manage operations themselves. Keeping his teams well trained and prepared for shifts in customer preference and the market is a cornerstone of his professional success.

Sunil Wadhwani has built his success in the Rio Grande Valley’s hospitality industry, and his success speaks for itself. His company generates an annual revenue exceeding $8.5 million, employs over 120 individuals, and regularly collaborates with over 100 vendors. The locations in his care have earned him multiple “Franchise of the Year” awards from both La Quinta and Motel 6, and he’s looking to expand his operation to include 1,000 rooms within each brand he’s partnered with (La Quinta, Motel 6, Marriott) before retirement.

A History of Resilience

His original electronics and brand watch retail business was successful until shortly after his foray into online retail. Amazon, his partner and whose platform he was selling through online, functionally took over the business using proprietary information the partnership demanded he share. It was a lesson in trust, control, and contract negotiation that he’d carry into later deals.

The challenges didn’t end in hospitality either. The lessons he learned in retail about navigating shifting markets and customer preferences proved valuable multiple times. The first of these examples is a matter of clientele, as when he launched his first franchise(s) the South Texas area was dependent on cross border travelers from Mexico. As state and federal policies changed, and the flow of travelers thinned, he was forced to reorient his offering and attract alternative clientele amidst the growing oversaturation of the market.

It goes without saying that the COVID-19 pandemic also significantly impacted Sunil Wadhwani’s business and franchise locations. Balancing the highest priority of guest and staff safety with financial stability was difficult, but necessary. To that end, Wadhwani instituted a number of proactive safety measures to keep those in his care healthy—stricter cleaning protocols, masks, and clear protocols for infection.
