A plan to convert a Lansing factory into 144 apartments hit another roadblock this week, as village officials said the project remains too dense for the site, according to The Ithaca Voice.
Developers presented a scaled-back version of a previous 260-unit proposal, but board members said even the new version exceeds zoning limits.
The project team argued the design reuses the existing building footprint and includes gardens, courtyards, and community spaces. But officials said the 7.5-acre lot can only support about 101 units under local zoning rules — and possibly less if a neighboring lot is also developed.
The board, citing past controversy over high-density projects, encouraged the developers to lower the unit count and explore mixed-use options.
