The Wayne County Industrial Development Agency moved forward on several economic initiatives and development approvals during its board meeting last month.
The board approved an authorizing resolution for Harbor Point Macedon LLC, granting sales and mortgage tax benefits for a market-rate housing project targeting empty-nesters, seniors, and professionals. Representatives from the project emphasized its design alignment with Macedon’s town character. A public hearing held on June 20 received no comments.
The board also passed a resolution identifying WCIDA as the lead agency for the SEQR review related to the OMID railroad property transfer. The parcels span multiple municipalities, and the IDA is coordinating the purchase and future development responsibilities.
In addition, WCIDA approved two major funding commitments: $100,000 toward a Smart Growth Strategic Plan and $50,000 toward a feasibility study near the BOCES center and Silver Hill Technology and Education Park. The remaining funds for each project will come from state sources—the Department of State and Empire State Development, respectively.
The board engaged in an in-depth discussion on expanding housing benefits. While current WCIDA support is limited to adaptive reuse projects, members reviewed HUD definitions of affordable and workforce housing, considered a draft workforce housing policy, and examined a proposed fee schedule. They debated criteria such as minimum unit count, zoning thresholds, and potential tax implications. Suggestions were made to consult assessors and developers to refine the policy. A revised draft is expected to be reviewed next month.
Fiscal updates included receipt of FASTNY grant funds and project application fees. The Executive Director’s report highlighted solar project developments and a substation upgrade at Lyons Industrial Park.
The next WCIDA board meeting is scheduled for July 22.
