Eleven affordable homes planned in Lyons will be divided among Old Lyons Road, Elmer Street and Shuler Street, with each home expected to measure 1,400 to 1,500 square feet.
The Town of Lyons outlined the locations and project details in its Moving Lyons Forward announcement. Five homes are planned on Old Lyons Road, five on Elmer Street and one on adjoining Shuler Street through the Move-In NY program.
Cleanup prepares Elmer Street for housing
The project follows years of planning and coordination with the Wayne County Land Bank. More than $700,000 was spent to demolish and clean up the former cold-storage building on Elmer Street alone, the town said.
The town’s project map marks the Elmer and Shuler street sites south of Route 31 and east of Geneva Street. A second map identifies the Old Lyons Road development area near the Erie Canal.
The announcement builds on the previously reported $3.33 million state award for 11 affordable starter homes in Lyons, adding details about where the houses will go and the work that has prepared the sites.
Developers will determine final floor plans
The town lists the project as awarded and in design and development. Developers will determine final floor plans, and the homes will be sold directly to qualified buyers.
A house rendering accompanying the announcement is conceptual. Final models, features, colors and specifications may vary.
The town describes the development as consistent with its 2040 Comprehensive Plan and its commitment as a Certified Pro-Housing Community. It projects that the homes will add at least $2 million in assessed value to the tax base and improve neighborhood property values.
Town officials also see the cooperation with the land bank as a potential opening for future development. The town said further project updates will follow as planning advances.
