Dryden subdivision would split 237 acres and preserve two natural-area parcels

A proposed subdivision on Ed Hill Road in Dryden would divide 237 acres into 18 parcels, with two set aside to preserve natural areas.

The town Planning Board found the Trillium Woods proposal would not have a significant adverse environmental impact, according to an Oct. 7 environmental notice.

One preservation parcel would be donated to The Wetland Trust Inc., the adjoining owner to the west. The other would be donated to the Town of Dryden.

Those parcels would protect unique natural areas identified by the Tompkins County Environmental Management Council, the notice says.

The remaining 16 parcels have frontage on existing town-maintained roads. The proposal calls for no new infrastructure and would sell those parcels as vacant land, leaving buyers to decide whether and when to build.

That means the notice does not establish a construction timetable, a fixed number of new homes or an immediate start to residential building.

The project is at 172 Ed Hill Road. The Planning Board served as lead agency for the environmental review; its negative declaration is an environmental finding rather than a statement that every subsequent approval has been issued.
