Canandaigua ZBA approves variance request at brief February meeting

The Canandaigua Zoning Board of Appeals unanimously approved a revised area variance request Wednesday night allowing a homeowner at 28 Academy Place to construct a second detached garage larger than city zoning typically permits.

The application, submitted by Todd LaBarr, had been tabled in January after neighbors raised concerns about size, placement, and potential tree removal. The updated proposal reduced the structure to a 30-by-40-foot, 1,200-square-foot building and relocated it on the property to better shield nearby backyards and preserve existing trees.


Under city code, residential properties are generally limited to one garage, a maximum garage size of 750 square feet, and a structure length of no more than 24 feet parallel to the street. The board therefore considered three variances: allowing a second garage, exceeding the size limit, and exceeding the permitted length.

Board members said the revised design addressed earlier concerns and would not negatively affect the character of the neighborhood. No members of the public spoke during the hearing.

After reviewing required statutory factors, the board approved all three variances in a unanimous vote.

The meeting adjourned shortly after the decision, with no additional business discussed.
