Some tenants in the Section 8 Housing Choice Voucher Program may face delays receiving their May 2025 rental assistance payments, according to local housing authorities and reports from impacted recipients.

The U.S. Department of Housing and Urban Development (HUD) has acknowledged minor disruptions in its automated payment system. While not all tenants are affected, delays in processing rental subsidies have impacted thousands of low-income households across several states.

Who is affected by the delay?

Not all Section 8 participants are experiencing problems. The delays primarily affect tenants whose local housing authorities use third-party payment processors or recently migrated to HUD’s updated portal for disbursements.

According to housing advocates:

  • Tenants in New York, Pennsylvania, and Illinois have reported missing or partial May payments.
  • Several public housing agencies (PHAs) are still waiting on HUD reimbursements.
  • Landlords in some regions have received late payments, causing concern for tenants about potential eviction threats.

What HUD is saying

HUD has not issued a formal nationwide alert but confirmed in a May 16 bulletin that it is “actively working to resolve system synchronization issues affecting a limited number of voucher disbursements.”

Officials advised PHAs to communicate directly with affected tenants and landlords while HUD finalizes corrective steps.

“We understand the urgency of resolving these payment delays and are coordinating with our IT teams and contracted processors to ensure payments are issued as quickly as possible,” HUD stated.

What tenants should do

If you haven’t received your May Section 8 payment or are unsure whether your landlord was paid, housing advocates recommend the following:

  • Contact your local PHA immediately to confirm your payment status.
  • Ask for a copy of your HUD Form 50058, which shows the amount approved for your May rent subsidy.
  • Keep records of any notices or communications from your landlord.
  • File a complaint with HUD’s Office of Public and Indian Housing if your PHA is unresponsive.

Tenants can also call HUD’s Housing Choice Voucher support line at 1-800-955-2232 for additional guidance.

How landlords are responding

Many landlords who accept Section 8 vouchers are temporarily waiving late fees or offering short grace periods. However, others are requiring tenants to make up the difference until the full subsidy arrives.

Landlord advocacy groups are pressing HUD and local agencies for better communication and assurances that payments will be back on schedule by June 1.

Key takeaways

  • Section 8 May 2025 payments are delayed for some tenants due to HUD system issues.
  • Affected areas include parts of the Northeast and Midwest.
  • Tenants should contact their housing authority, document issues, and avoid making payments they cannot afford.
  • HUD expects resolution before June.
