SouthWorks housing plans move ahead in Ithaca

After years of planning and cleanup, the massive SouthWorks redevelopment in Ithaca is finally moving toward its first apartment project, according to The Ithaca Voice. Developers submitted plans for 130 mixed-income apartments called “The Woods at SouthWorks.”


The first phase would bring eight residential buildings, townhomes, playgrounds, parking, and community spaces to a 7.4-acre section of the former Emerson industrial property. The apartments would target households earning 50% to 80% of the area median income, with occupancy expected in early 2028.

Developers also filed plans for a separate 100-unit housing project on the city side of the property. SouthWorks, a long-delayed $588 million redevelopment, could eventually include more than 900 housing units over the next 15 years.
