Section 8 tenants and landlords are watching closely as key updates roll out in June 2025.

From payment timing to new HUD rules, here’s what’s changing this month—and what it means for your housing assistance.

June 2025 Section 8 payment schedule

Most Public Housing Authorities (PHAs) plan to disburse Housing Assistance Payments (HAP) by the first week of the month.

However, some PHAs are warning of processing delays:

  • New York State HCR: Payments expected between June 3–6 due to state budget rollover.
  • Philadelphia Housing Authority: Technical updates may delay deposits until June 7.
  • Denver Housing Authority: Standard payment cycle remains June 1–3.

Tenants can check payment status by logging into their local PHA’s portal. Landlords should contact their housing representative if payments are delayed beyond a week.

HUD policy changes taking effect in June

Several new rules and adjustments began this month:

  • 2025 income limits updated: Higher cost-of-living areas saw adjustments that may affect eligibility.
  • Utility allowance recalculations: New rates are now in effect for gas and electric in most jurisdictions.
  • Inspections modernization rule: Streamlines re-inspections and gives PHAs more flexibility.

HUD also reminded tenants to report income or household changes immediately to avoid overpayments or underpayments.

Increased funding impacts for voucher holders

Congress approved a $1.2 billion increase for the Housing Choice Voucher program in FY2025.

This new funding is being used to:

  • Reduce waitlist times in large metro areas
  • Expand voucher availability for veterans and families with children
  • Improve staffing at underfunded PHAs

Tenants should see improved response times for income changes and maintenance requests over the summer.
