FLX Retreats, a Penn Yan-based company, is transforming the former Boy Scout Camp Dittmer in Phelps into a resort, with plans to reopen tent camping this summer.

The 317-acre property, now named Heritage Lake, will undergo a $3 million, five-year redevelopment to include cabins, bungalows, RV sites, and other amenities.

Future phases include a swimming pool, entertainment stage, and Frisbee golf course. FLX Retreats, known for creating unique camping experiences, has received strong support from local officials.

The site will initially operate seasonally, with potential for year-round use.
