Canandaigua Planning Commission reviews major projects, including Waterchase subdivision

The Canandaigua Planning Commission reviewed a full agenda at its July 9 meeting. Commissioners discussed a range of projects, including a 79-lot subdivision, a dental office, and improvements to Roseland Wake Park and Gem Creek Brewery.

Waterchase subdivision draws public concern

The board held a public hearing for the proposed Waterchase Residential Subdivision. The plan calls for 79 single-family homes on 27.4 acres at 156 Stewart Place. Developer Rob Gabriele and project engineer Steve Ferranti presented the proposal.

Ferranti said the layout includes sidewalks on both sides of the street and ties into existing water and sewer lines. The design preserves green space at the southern end of the site. He also said a detailed stormwater report would be submitted before any final vote.


One nearby resident raised concerns about drainage and past flooding. Commissioners agreed to keep the public hearing open. They tabled the application until they receive the updated stormwater analysis.

Finger Lakes Dental revises building design

The board also revisited a plan from Finger Lakes Dental to build an 18,300-square-foot office at 196 Parrish Street. Architect Carl Stearns shared revised renderings and described how the building would fit on the site.

The layout includes 60 parking spaces, landscaping, and access from both Parrish Street and an internal driveway. Commissioner Jared Shepard said the building’s front design looked more like a rear facade and lacked character. Stearns agreed to revise the design in collaboration with city staff. The board tabled the project until the new drawings are ready.

Capstone wins approval for outdoor dining

Capstone Construction Services received approval to create outdoor dining space at 32 North Main Street. The new area will include seating, lighting, fencing, and landscaping. It will serve a future restaurant tenant in the former Solstice location.

Chair Ed Sliker said the project will bring new life to the downtown business district. No one spoke during the public hearing, and the board approved the application unanimously.

Upgrades coming to Roseland Wake Park and Gem Creek Brewery

Commissioners also approved three separate projects at 250 Eastern Blvd., which houses both Roseland Wake Park and Gem Creek Brewery.

  • Roseland Wake Park will build a 16-by-31-foot structure to house a mechanical pump.
  • Gem Creek Brewery will construct a 14-by-24-foot cooler shed attached to its main building.
  • The brewery also received approval for new signage.

Board members reviewed all renderings and praised the unified design. They said the changes would boost both appearance and functionality.

Sign replacements at two properties approved

The Commission approved two simple signage updates with little discussion:

  • Tim Hortons at 10 Ellen Polimeni Boulevard will replace its existing signs.
  • Rochester Management at 80 Parrish Street will install a new ground sign.

Staff confirmed the updates align with current standards and branding.

The Commission adjourned without scheduling a special meeting. The Waterchase and Finger Lakes Dental proposals will return once revised plans and reports are submitted.
