A 70-unit market-rate housing development is moving forward in Auburn after the City Council voted to support a grant application that would help fund necessary infrastructure improvements.
During its Feb. 20 meeting, the council approved a resolution in support of Cayuga County’s application for $1 million through the Empire State Development County Infrastructure Grant Program. If awarded, the funds would be re-granted to the city to prepare the site at 213 Dunning Avenue for the proposed housing development by Park Grove Realty. The total project cost is estimated at $23 million.
The development, named Bluefield Point, is planned as a townhouse-style apartment community featuring seven buildings, a clubhouse with amenities, and outdoor recreational facilities, including a dog park and pickleball courts. Rents are expected to range from $1,700 for a one-bedroom unit to $2,400 for a three-bedroom.
Council members expressed strong support for the project, citing Auburn’s need for market-rate housing to accommodate professionals, such as medical staff and teachers, who often struggle to find high-quality rental options within city limits. Mayor Jimmy Giannettino pointed out that several local companies have employees earning competitive salaries who are forced to seek housing outside the city due to a lack of suitable options.
“This will allow us to capture those people and their salaries in this community,” Giannettino said.
City officials clarified that the council’s vote only supported the county’s application for funding and that the project still requires several approvals, including zoning board and planning board reviews. Each of those steps will include public notifications and opportunities for resident input.
Council members also noted that the project would mark a significant investment in Auburn’s west side, an area often overlooked for new development.
If the grant is approved, the city will proceed with further site planning, infrastructure upgrades, and negotiations with the developer.
