This 5.2% rise means homes costing nearly $1 million could qualify with a 20% down payment, a move aimed at easing access to financing in a challenging housing market.
Fannie and Freddie don’t lend directly but buy mortgages from financial institutions, enabling lenders to offer more loans. The new conforming loan limits, updated annually by the Federal Housing Finance Agency, reflect this year’s home price growth. Experts say while the adjustment may help some buyers, its impact on overall affordability is limited as high mortgage rates and low housing supply keep pressure on prices.
