Schuyler County IDA looks for proposals to lease Seneca Harbor Restaurant

Schuyler County Industrial Development Agency (SCIDA), in collaboration with Schuyler County, is inviting proposals from capable businesses interested in leasing a distinguished waterfront restaurant located at 2 Seneca Harbor Drive, Watkins Glen, New York. This notable venue, situated on the southern shore of Seneca Lake, has successfully operated as a restaurant/bar for over a decade. Proposals, inclusive of all the necessary documentation and information, are to be submitted by October 18, 2023, at 5:30 p.m.

Watkins Glen, the village where the restaurant is situated, is known as the gateway to the Finger Lakes Region of New York State, drawing over 3 million visitors annually due to its proximity to major cities and an array of attractions like the Watkins Glen International Speedway and Seneca Lake Wine, Beer, and Distillery Trails. The county, with its flourishing tourism and booming economic growth—experiencing a GDP increase of 18.4% from 2019 to 2021—is an enticing location for potential investors and developers, offering a lower cost of living compared to the U.S. average and experiencing increased revenues from sales and lodging taxes.

The prospective leasable space, totaling 2,500 sq ft, is being offered with a three-year lease term with possible extensions, and it involves progressive rental rates based on revenue generated. The establishment, while being leased as-is, is positioned adjacent to the Seneca Harbor Marina and includes provisions for marina tenants. The rental also requires adherence to specified operational hours and insurance compliances with SCIDA and Schuyler County named as additionally insured. Any potential tenant is expected to provide comprehensive business details, operational plans, and proposed lease terms in their submittal.
